Northfield's next chapter: the Avenues rebrand and 210 new rental homes
If you live in Central Park, Denver, you probably run an errand at Northfield at least once a week. The center is in the middle of its biggest transformation since it opened: a new name, a pedestrian main street, a wave of new tenants, and a proposal for 210 rental homes on the east side of the property. Here is what is actually happening, and what it means if you own, rent, or are looking to buy here.
- Avenues at Northfield: 87-acre open-air center, rebranded from the Shops at Northfield
- 105 duplexes, 210 rental homes, 1,800 to 2,000 sq ft each, proposed east of the center
- Life Time opening in the former JCPenney in 2027, plus Wayfair and Trader Joe's
- 8 million plus visitors a year, Denver's most frequented lifestyle retail property

The rebrand: Shops at Northfield becomes Avenues at Northfield
Stockdale Capital Partners bought the center in 2022 for $71 million, then spent another $8 million on the former Macy’s building. The rebrand to Avenues at Northfield is the public face of a repositioning the firm has been working on since the purchase: less big-box mall, more walkable main street.
The centerpiece is a quarter-mile stretch of road between 47th and 48th Avenues, rebuilt around a 6,000 square foot pedestrian community space with a children’s play area, new furniture, better landscaping, expanded outdoor dining, and room for concerts, fitness classes, and children’s events. Construction on the public space improvements was expected to wrap by the 2026 holiday season, timed to the opening of Wayfair’s first Mountain West store in the former Macy’s space. A second phase of green space work south of 47th Avenue is planned for 2027. The design team is architect Cooper Carry, landscape architect Lifescape Colorado, and general contractor CSI Construction Company.
The tenant wave
The rebrand has come with a serious leasing run, roughly 350,000 square feet of new leases over the past year. The names that matter most to neighbors:
- Wayfair, first Mountain West brick and mortar store, in the former Macy’s
- Life Time, the luxury athletic club, in the former JCPenney space, expected to open in 2027
- Trader Joe’s, a 12,500 square foot store on the lot north of Old Navy
- Lululemon, Nike, and Sephora, plus American Eagle Outfitters, MINISO, and 3 Margaritas, a locally owned Mexican restaurant
Stockdale says the center draws over 8 million visitors a year, making it Denver’s most frequented lifestyle retail property. For Central Park, Denver, that foot traffic is the point: Northfield is not just where you shop, it is the neighborhood’s front porch.
The duplex proposal: 210 rental homes east of the center
On the residential side, Arizona-based homebuilder BB Living submitted plans in spring 2026 for 105 duplexes on a 15.5-acre site east of the shopping center, between Northfield Boulevard and 48th Street, from Verbena to Willow. The site today is surface parking and an Off Broadway Shoe Warehouse.
The proposal calls for 210 homes in all, each between 1,800 and 2,000 square feet with an attached two-car garage and a private yard, plus 68,000 square feet of shared outdoor space and an amenity center with a pool and dog park. These are reported as rentals, not for-sale homes, in line with BB Living’s build-to-rent model. The builder has done local work in Centennial and Erie, plus projects in Idaho, Florida, Texas, and Arizona.
Two things worth knowing about the site. First, it is the same parcel where Stockdale previously explored building between 1,000 and 1,500 apartments across multiple 5- to 12-story buildings. The duplex plan is a much lower, quieter version of that idea. Second, the 15.5 acres were rezoned in 2025 despite some opposition from neighbors, most of whom were concerned about traffic from the apartment plan. The mall currently has no residential units at all, so this would be the first housing on the property.
The proposal is still in Denver’s approval process, and no construction timeline has been published. I will update this post when it moves.
What this means if you live here, or want to
If you own in Central Park, Denver: the Northfield repositioning is a genuine amenity story. A walkable main street, a Life Time, and a Trader Joe’s next door are the kind of things buyers pay for, and they strengthen the case for the villages on the north and east sides especially. Watch the duplex approval, because 210 rental homes next to the mall changes traffic and parking patterns on the east side.
If you rent here: 210 three- to four-bedroom rental duplexes would be a meaningful addition to Central Park, Denver’s rental stock, which is mostly apartments and single-family homes. For families who want a yard and a garage without buying yet, this is a product that barely exists in the neighborhood today.
If you are buying: none of this changes what is for sale right now, since the duplexes are rentals. But renters moving into those duplexes are tomorrow’s buyers, and a stronger Northfield supports values across the neighborhood. When clients ask what is changing in Central Park, Denver, this is the answer.
Northfield has always been the commercial heart of the neighborhood. The difference now is that it is being rebuilt to feel like part of the neighborhood, not just a place to park and shop. That is a shift worth paying attention to, whether you are buying, selling, or just living here.
